What Propendium is
Propendium is property decision intelligence: it helps buyers and real-estate professionals investigate a serious property by organizing source-linked evidence, identifying conflicts and missing information, and showing which questions still require resolution.
When to use it
Begin after discovering a property elsewhere, when the buyer needs to confirm identity, review available evidence, and prepare follow-up before moving forward.
The five-step investigation workflow

The private preview implements these behaviors through deterministic fixtures. Future live-data behavior depends on provider, rights, and pilot approval.
What evidence states mean
Evidence can be found, not found, not checked, unavailable, outside coverage, conflicting, stale, or rights-restricted. “No record found” does not mean nothing is wrong, and rights-restricted evidence is not displayed.
How questions are resolved
Questions remain visible until evidence supports an answer, uncertainty is acknowledged, or the question is referred to a qualified professional. The fixture question tracker demonstrates these states.
When a professional is required
Propendium preserves referrals when an inspector, appraiser, title professional, attorney, insurer, municipality, agent, or another qualified expert must answer.
What it does not replace
It is not a listing portal, MLS, inspection, appraisal, title report, legal or insurance advice, investment recommendation, transaction platform, or guarantee of complete issue discovery.
Current Utah prototype
This private prototype uses simulated Utah data only. No live property provider is queried. Salt Lake County is the intended first live-data pilot; access remains subject to approval.
